🏗️ Cyprus University of Technology unveils €104 million second development pole project in Limassol

Cyprus University of Technology (TEPAK) plans a major €104 million second development pole on the site of the old Limassol Hospital and First Technical School. Covering 57,500 square metres, the project aims to expand educational, research, and student life capacity while addressing TEPAK’s long-term accommodation needs. The site transfer was formalised by the Council of Ministers in February 2024, with President Nikos Christodoulides affirming political support for the project’s prompt implementation.

The development includes new buildings for the School of Health Sciences, School of Management and Economics, a Language and Learning Centre, a 120-bed student residence, commercial spaces, and a health centre partnership with the State Health Services Organisation. Restoration of listed First Technical School buildings is planned for academic and recreational use. An architectural competition for the project masterplan will be launched within weeks, with outcomes linked to European Investment Bank financing.

Currently, TEPAK rents 25 to 30 city centre buildings unsuitable for academic use at nearly €3 million annually. The new development is expected to reduce these costs and reinvest savings into student welfare and academic growth. Meanwhile, construction of the Third Pole’s student residences at Veregaria continues, with the first phase due in September 2026. Rector Panayiotis Zaphiris cautioned against external interference attempting to reverse established decisions without proper consultation.
