Cyprus proposes regular building inspection system to tackle dangerous properties
Cyprus is considering a new law that would introduce regular technical inspections for buildings, similar to car MOT tests, to identify structural risks early and reduce dangerous properties. The House interior committee discussed proposals to amend the roads and buildings regulation law, with strong support from the interior ministry, which allocated €2 million to local government organisations (EOAs) to aid the transition.
The proposed system would obligate property owners to conduct these inspections every five years, with measures for authorities to enforce repairs, evacuations, and fines up to €40,000 for non-compliance. Nicosia's EOA currently handles nearly 1,500 cases of potentially dangerous buildings and is seeking €2 million annually for the next decade to manage the issue. Additionally, plans include setting up a special fund to finance urgent repairs when owners refuse to act, recovering costs later.
While the bill has broad support, officials emphasize the need for adequate enforcement tools to implement the legislation effectively. The interior committee aims to present the law to parliament by November, prioritizing earlier intervention to improve public safety and reduce the number of hazardous buildings across Cyprus.
