Cyprus property developers urge regular building inspections and faster dangerous buildings legislation
The Cyprus Property Developers Association has called for the introduction of regular technical inspections for buildings, similar to a vehicle MOT, to identify structural issues early and ensure public safety. The association emphasized the urgent need to expedite legislation on dangerous buildings, stating there can be no more delays in passing amendments to the roads and buildings regulation law this autumn.
This call comes amid recent tragic incidents, including a deadly building collapse in Yermasoyia and balcony failures in Kapsalos. The association also highlighted the necessity to reform management of jointly owned buildings, establish reserve funds for maintenance, and empower authorities to intervene when urgent repairs are needed.
In Nicosia alone, authorities are dealing with nearly 1,500 cases of potentially unsafe buildings, with over 700 formally classified as dangerous. The Nicosia district government is requesting €2 million annually for the next ten years to tackle this issue. The Technical Chamber of Cyprus has echoed these concerns, labeling building safety a systemic problem and urging a preventative approach, especially for older structures built before modern earthquake standards.
