Cyprus house prices accelerate with 7.9% annual increase in Q2 2026
House prices in Cyprus rose sharply in the second quarter of 2026, with the House Price Index reaching 105.46 points. This marks a 2.4% increase from the first quarter and a 7.9% rise compared to the same period last year, according to preliminary data from the Statistical Service of Cyprus (Cystat).
The increase reflects continued growth in both new and existing dwellings. The sub-index for new homes climbed from 103.25 in the first quarter to 105.73 in the second quarter, while prices for existing properties rose from 102.51 to 105.10 during the same period. The overall index considers changes in average residential property prices, including land, based on data from the Department of Lands and Surveys.
This acceleration follows previous annual gains of 2.9% in Q2 2025, 4.2% in Q3 2025, and 6% in Q4 2025, indicating a strengthening property market across areas controlled by the Republic of Cyprus.
